Developer's Update - May 2008 |

We made a lot of improvements around Aero Estates
Airpark in 2007 and we finally got our FAA airport
identifier in May '07! Aero Estates Airpark (TX27) has been
added to the
Fort Worth
Center database/display as of December 2007. I am very please
at the huge improvements to the landscaping that has been
made and the progress we have made on the development side
in 2007. We have a lot more to do in 2008 and are expected
to have all the roads paved at Aero Estates Airpark by the
end of summer 2008! I will keep you informed of our
development plans and our current focus through the Property
Association channels.
2007 Wrap: In April 2007, we began to improve our runway
surface by adding 69 loads of topsoil,
Bermuda seed and fertilizer. The runway surface is now a lot
smoother and the
Bermuda seed has established itself well. With the help of
some much needed rain and some help from some of our
property owners, the runway seems to be in good order. In
May 07, we began our runway lighting system project which was
led by our property owners Tim Bryan & Richard Huff and it
turned out to be a huge success! Thank you to Tim & Richard
and everyone else that participated in that huge and labor
intensive project. We now have a pilot controlled lighting
system (PCL) as well as a lighted windsock. Ray Hoffmaster
fabricated improvements to our windsock and thanks to Ray,
we now have a lighted windsock that is linked up to the PCL
and is easily maintainable. In the fall we installed a
Visual Landing System (VLS) next to RWY 09 that will be a
great asset to the airpark. Please keep in mind that due to
approach obstructions to RWY 9 that our Visual Landing
System (VLS) is set at a 3.8 degree angle, which is a little
steeper than the normal 3 degree angle of approach.
We sold 31 lots in 2007 and had an additional
40 lots surveyed on the south part of the property. In June,
we began cutting in new roads and taxiways, emplacing
culverts and trimming trees that were encroaching on roads,
taxiways and the runway. I'm sure that you have noticed that
we cut back the trees 15 feet on both sides of the runway at
the center. I think the added 30 feet or so that we have
provided between the trees along the runway will add to the
safety aspect. Due to safety concerns we temporarily blocked
off a few roads and taxiways that lead to the runway. We
want to restrict all vehicle access from gaining entrance to
the runway until we can install a perimeter fence around
Aero Estates. In all, 2007 was a great year in terms of
airpark improvements and we will continue to push forward in
2008 to provide accommodations for future property owners
and focus on the security/liability aspects to the airpark.
Development plans for 2008 will be based on property sales.
As of April 2008 we have sold nine lots and that is a great
start! We are planning to pave all the roads on the airpark
with chip seal by the end of summer or sooner, we continue
to focus on developing new roads and taxiways for future
growth, and we will continue to improve the runway and
current taxiway grass surfaces being used. In fact, David Groome (Director of Operations) fertilized the runway and
taxiways in late February and rolled the runway and taxiways
in April. We will plan to roll the runway and taxiway grass
surfaces twice in the spring and twice in the fall.
For your security, we plan to place a perimeter fence
placed around the property. We are considering many options
and your input is welcomed. We are also looking into
planting trees along the perimeter roads and hopefully, we
can begin the runway sprinkler project for the runway
towards the end of the year.
We continue to work with the city to improve our water
delivery plan, electrical plan and with the Post Master to
meet the needs of a growing community. We will also continue
to work with our FAA consultant and the Property Owners
Association (POA) to keep them updated on our development
plans and ideas to solicit their input. We will continue to
ask for suggestions from our property owners to make our
planned development a combined effort and better place to
live for the Aero Estates Airpark community.
I am very excited to witness our property owners building
their dream homes and weekend getaways. As our airpark
grows, I look forward to providing both current and future
owners with continued development and property improvements
to our unique community. The 2007 year began very exciting
in terms of sales, growth and continued development. We are
positive that this trend will continue in 2008, as our
airpark community flourishes.
